HARRISON HOUSE REVISITED AFTER 18 YEARS

Project Overview

Harrison House received a comprehensive $3.9 million exterior renovation in 2004, featuring Tnemec high-performance coatings, new windows, updated decks and railings, plus interior improvements including refurbished common areas, kitchen countertops, and new carpeting.

The Challenge

King County Housing Authority needed finishes that would maximize their substantial investment while minimizing long-term maintenance costs and extending the building's lifecycle.

The Solution

Over 400 gallons of Tnemec Series 156 coating in three custom colors provided the durability and performance needed for this high-profile project.

"We were spending $3.9 million on this remodel, so we were very interested in taking advantage of the BEST possible finishes to extend the life cycle as far out as possible. Using Tnemec Series 156 on previous projects, we knew it would give us 20-30 years of life, and minimize our maintenance of power washing to remove mold and mildew growth, so it really was a no-brainer." — Brian, King County Housing Authority

Proven Performance

Harrison House 5

In 2022—18 years after application—TNW Tnemec's Rick Gilbreath returned to Harrison House with the original color samples to assess long-term performance.

"I wanted to see how well the colors maintained their appearance. I know how well Series 156 performs, but I was surprised by the condition and color retention. Looking closely at the substrate, other than some minor caulking pull-back and small areas of water damage, you would think this project was coated last year." — Rick Gilbreath, TNW Tnemec

The Results

  • Nearly two decades of exceptional color retention
  • Minimal maintenance required over 18+ years
  • Outstanding durability with substrate protection that looks freshly applied
  • Proven ROI on the initial coating investment
